Tips for Gittleman Management Corp

January 12, 2013

Gittlemans is slow to respond to it's association members and I have found them incompitent on several occasions. The most recent being; I paid for something on December 19, 2012, then on December 30, 2012 received a bill pre-dated for January 2, 2013. I found out today they haven't collected my check from the caretaker at the property....it's been almost two-months. HOW is that for service?

Adam L: We are sorry to hear about your frustrating experience. After reviewing this situation and checking with all parties involved, we have found that the standard procedures, including email and phone call responses, were carried out. At Gittleman our goal is to promptly address all problems and ensure that we meet the needs of all board members and homeowners, as set out in the policies and procedures agreement. We invite you to contact your property manager directly if you feel unresolved issues remain. Again, we apologize for any inconvenience caused.

Don't use this company for anything. Heather and Lisa at Gittleman Management are notorious for not responding to emails or calls.

I own and lease a unit in one of the buildings that they manage. I was given a $500+ fine for my tenant failing to move out properly, meaning they did not receive authorization from Gittleman prior to moving.

According to my tenant, they tried to give ample notice, but Heather was never available via the phone. After I was given this fine, I tried to contact the management company and present before the Board.

Emails to Heather, the Board, and Lisa were not responded to at all. Phone calls to Heather were not responded to until 3 months later (and repeated phone calls during that time as well). When a response was given, Heather blamed accounting and told me to call them. I called accounting and received a call back, days later. Accounting told me to talk with Lisa to discuss the $500+ fine. Lisa was unavailable via phone and left me a voicemail simply stating that the fine was there. I called and asked for a time to discuss further, seeing as how Gittleman should remove the fine from my account as they are impossible to get a hold of (a situation my tenant also complained about prior to receiving this fine).

Don't do business with these people. They have extorted money from me via bogus fines and then never responding to inquiries. Apparently, it's simple to make money if you fine someone for not contacting you and then make yourself unavailable. Do no do business with this company.

The Best in Town. Having switched our condo association to Gittleman after 10 years with a rival management company, I speak from experience when endorsing the professionalism, quality and dedicdation with which Gittleman approaches property management. They are responsive to owner concerns, our need for repairs and upkeep, budgetary constraints,, and proactive when it comes to bringing issues and projects to the attention of the Board. Our assigned property manager is outstanding!

Minneapolis's Best Property Manager. Professional, prompt, efficient, detailed, courteous - all words that describe my property management team. Gittleman is what a dream team would be. You really feel you have a person in your court when they are there.

I am on the board of directors of a property that Gittleman manages. Previous to Gittleman my experience was that you had to cater to the property manager. You owed them your business because you were a burden. Now under Gittleman and property manager Marion Slocum I know what it's like to be catered to. I want their business because they're good at it. All in all, they're very impressive.

Best property management ever. Gittleman management company is top notch. They took our association when we were basically in very poor financial shape, with poor manaegement and no plans for the future. From a place where monthly expenses were sometimes paid out of reserve funds, we now have a smoothly operating association with a fully funded reserve plan. Projects are properly bidded and completed under budget with oversight and professional results. The operatinf budget is under control. All systems report to the same management company and responisbilty is not shirked or passed on to "someone else" The best management company ever.

The only complaints seem to come from people who liked the old system where the board Micro managed (poorly) and played favorites with certain individuals. This association is now flourishing and in great financial shape. Before gittleman the future was dim for the association. If you are looking for a positive change, consider Gittleman management for your association..

Bogus Reviews. It is interesting that the good reviews are all from board members or employees. The genuine reviews are from the "regular" homeowners. Money management is Gittleman's strong point, resident relations are not. Gittleman listens to those with the cash or on the Boards and has no regard to the effect those demands have on the rest of the association.

Hands Down the BEST management company. I didn't know how lacking my previous management company was until I contracted with Gittleman Management Company. Not only did they save my association 20% in service fees, they are also saving the association in every facet of our operating expenses.

In addition to the expense savings, this management company is extremely in tune with the operational needs of the organization. They are proactive. They take ownership. They communicate with the board and follow up appropriately.

My job as a board member is easier and less stressful. The decision to bring on Gittleman is one of the best decisions we have made.

Huset Park - Columbia Heights. They should not have any recognition. A company who's employee is a member our of Board - falsely made claim to contacting Police over the past for our Townhome issues - we elected her to the board, an recently learned that local Police Community officer didn't know who she was. Other concerns - I also received notice of the increase in dues - stating due to a New law effective 1-1-12, and that Rylund didn't build the additional 25 units...that is the reason for our due increase (I am researching this with the State of MN). I also received notice of the $100 fine /Levy on my home- I tried calling an couldn't get ahold of the Property Mgr so I faxed a letter - my noticed stated that this could be viewed as extortion - my vehiclce parked next to their "equipment" is on land owned by the bank. I moved my vechicle but they have not moved their equipment - - I do plan to contact the Attorney Generals office with a complaint. 1. Extortion of Money , 2 stated reason for dues increase related to MN statue effective 2012. With past FALSE information they are not to be trusted. As consumers we depend on certain elected entities to be Correctly representing us - not to mention if you are paying them a fee.
